In February 2024, the Providence Journal told the story of an East Providence couple who had lived a 30-second drive from the Interstate 195 West on-ramp near Warren Avenue. After the westbound span of the Washington Bridge closed, that same trip into Providence took at least 20 minutes. The headline asked whether people were thinking about moving away.
If enough of them had, the sales data would show it. It doesn't. East Providence's single-family median rose in every full year of the closure. Homes there now sell faster than the state average. No bridge discount is visible in the numbers. One likely reason is the nature of the problem itself: it runs in one direction, drivers can partly route around it, and it ends on a date the state has now published.
The median kept climbing through the worst of it
Rhode Island Association of Realtors figures follow East Providence single-family sales from the year the bridge closed through this past quarter.
| Period | East Providence median | Change | Sales |
|---|---|---|---|
| Full year 2023 | $389,500 | n/a | 374 |
| Full year 2024 | $420,000 | +7.83% | 354 |
| Full year 2025 | $430,000 | +2.38% | 371 |
| Q3 2026 | $445,000 | +4.71% vs. Q3 2025 | 108 |
The bridge closed in December 2023, so 2024 was the first full year of detours, gridlock and rerouted errands. It was also the year East Providence posted its biggest median gain in this series.
The one soft spot came in 2025. East Providence's median rose 2.38% that year, while the statewide single-family median rose 5.31% and Providence's rose 5.67%. That gap could reflect some bridge fatigue. It could also be ordinary year-to-year noise in a city with fewer than 400 single-family sales. RIAR itself cautions that a median sale price does not measure appreciation or depreciation in any individual home.
Speed of sale tells the same story. In Q3 2026, East Providence single-family homes averaged 25 days on market. The statewide average was 32 days and Providence's was 30. The pattern held in September 2026: East Providence's median was $439,950, up 3.52% from a year earlier, across 32 sales at 25 days on market. Sales volume fell, as it did statewide, but buyers who did purchase moved quickly.
Why the closure hasn't shown up as a discount
Sales figures can't show what buyers expected, or what prices would have been with the bridge open. They can be read alongside what is known about the closure, though, and three of its features help explain why prices held.
It runs in one direction. The closed span is the westbound side, so the burden falls hardest on trips toward Providence. Since April 2024, the existing eastbound bridge has carried three lanes in each direction. RIDOT's advisory for October 24 to 30, 2026 still describes that arrangement and still warns drivers to expect delays.
It became more manageable over time. In Rhode Island Current's December 2025 report, Mayor Bob DaSilva called the first week "a nightmare." Two years later, he said he crosses the bridge every day "with minimal slowdowns." In the same report, a local business owner said his drivers have to be back by 2 o'clock or they sit in traffic for an hour. Whether the commute is livable depends on when and where you drive. Many buyers can plan around that.
It has a deadline. RIDOT signed the rebuild contract with Walsh Construction on June 24, 2025, at a total cost of $427.9 million. The project site says the new bridge will open traffic lanes on November 3, 2028. So far the schedule is holding. In September 2026, the Brown Daily Herald reported that six of 32 drilled shafts were complete. Foundation work had started in the spring instead of the fall, and steel work planned for spring 2027 had moved up to this fall. RIDOT said nothing so far threatened the November 2028 date.
A buyer looking at East Providence today is weighing about two more years of westbound friction against a house they may own for decades. That helps explain why the citywide median has kept rising since the closure.
What the remaining wait looks like
The rebuild also adds something new for East Providence. The new bridge will carry five westbound through lanes instead of four. It adds an on-ramp to I-195 West from Gano Street on the Providence side and a new off-ramp from I-195 West to Waterfront Drive on the East Providence side. Before the closure, westbound traffic regularly backed up toward the Massachusetts line. The design is aimed at that bottleneck.
The timeline from here:
- Friday, November 6 at 10 p.m.: RIDOT closes I-195 in both directions near the Taunton Avenue exit to demolish the Potter Street Bridge. Some lanes should reopen by 10 a.m. Saturday, November 7, and all lanes by noon. Detours will run along Warren Avenue between the I-195 East off-ramp near the Comedy Connection and the I-195 East on-ramp near S. County Street and Sip'N Dip Donuts.
- The next 12 to 18 months: The Potter Street Bridge gets rebuilt for a wider highway. When it's done, I-195 West will have four continuous lanes from the Broadway interchange to the Washington Bridge, plus a fifth lane leading to the Waterfront Drive off-ramp.
- November 3, 2028: Traffic lanes open on the new westbound bridge.
- Summer 2029: RIDOT expects the project to be fully finished. Lanes open first, and the remaining work wraps up afterward.
For someone buying this winter, the countdown has started: roughly two years until the new lanes open.
Where in East Providence the wait falls
East Providence is not one commute. How much of the remaining wait you feel depends on how close you live to the ramps.
Watchemoket and the Waterfront District sit closest to the bridge, and they are where the rebuild adds the most. The new Waterfront Drive off-ramp opens there. This is also where the closure has pressed hardest. Rhode Island Current reported in December 2025 that the westbound I-195 entrance ramp on Taunton Avenue had been closed since December 11, 2023, and a florist near the off-ramp told the outlet traffic was still disruptive.
Rumford has its own route into the East Side. The rebuilt Henderson Bridge started opening in phases on November 16, 2023, per WPRI. RIDOT replaced the old six-lane span with three lanes, two of them westbound, and turned its interchanges into at-grade intersections. WJAR reported in 2024 that trucks were using Broadway, Massasoit Avenue and the Henderson Bridge to avoid I-195. Anyone hoping for a protected bike connection off the Henderson Bridge should know that WPRI reported in April 2026 that RIDOT had cut the bike and pedestrian pieces from the project's second phase.
Riverside is farthest from the bridge. RIPTA's Route 33 runs from the Willett Avenue area through Veterans Memorial Parkway, Warren Avenue and Taunton Avenue to Kennedy Plaza. A Riverside resident quoted in Rhode Island Current's December 2025 report had fewer complaints about bridge traffic.
A house near the Taunton Avenue ramp and a house in Riverside have both sold into the same rising citywide median. Until the new lanes open, their daily commutes will feel quite different.
Questions buyers raise about the bridge and prices
Providence's September median fell. Is Providence suddenly cheaper than East Providence? In September 2026, Providence's single-family median was $420,000, down 19.23% from a year earlier, on 45 sales. One month of 45 sales in a city with such varied housing mostly shows which homes happened to sell. It doesn't mean every Providence home lost a fifth of its value. The Q3 2026 figure of $438,500 gives a steadier comparison.
Will the new off-ramp change things for the Waterfront District? It will give westbound drivers a direct exit at Waterfront Drive starting with the new bridge. No published data yet shows how that will affect home prices nearby.
Is the November 2028 date firm? It is the contract date RIDOT publishes. In September 2026, the agency said some work was ahead of schedule and nothing threatened that date.
