Rhode Island’s housing market continues to challenge buyers in 2025, with high demand, limited inventory, and rising prices—especially in the Providence-Warwick metro area. According to the National Association of REALTORS® (NAR), the region experienced a 3.3% home price appreciation over the past three years, reflecting sustained upward pressure on affordability. For buyers, especially first-timers, this environment can be daunting. But understanding the key pitfalls—and how to navigate them—can make the difference between frustration and success.

Common Pitfalls for Buyers in a Seller’s Market

1. Underestimating Competition
In Rhode Island, homes often receive multiple offers shortly after listing. Buyers who delay or submit low offers risk losing out. In Pawtuxet, for example, median listing prices jumped from $512,000 in 2021 to $684,500 by mid-2024, with many homes selling well over asking. Business Insider

This is simply calling out the obvious. Going into battle without the tools to survive and win will never get you a home. An experienced buyer’s agent can provide insights into neighborhood trends, guide you through bidding strategies, and help identify properties before they hit the market. 

3. Consider Fixer-Uppers
Some buyers are finding success by targeting homes that need work. This is an opportunity to create the home of your dreams, if you have the umph to go through a gut renovation project. 4. Be Ready to Act Quickly
In a fast-moving market, hesitation can mean missing out. Have your financing, down payment, and decision-making process ready to go. Work with a lender and an agent that also responds quickly and moves as fast as( or faster ) than you do. 

Here’s a tip: Text or email your agent/lender team on a Sunday afternoon. Do you get a response shortly or are you wanting until the beginning of the workweek, after 9am on Monday?

5. Understand the Process of Waiving Essential Contingencies
While it's tempting to waive inspections or financing contingencies, only do so when you fully understand the win’s and repercussions of these serious decisions.
